This week
- Find the recorded notice of trustee's sale and write down the sale date, trustee name and phone.
- Call the servicer's loss-mitigation department; ask what a complete application needs.
- Call (800) 569-4287 for a HUD-approved counselor, or use HUD's agency search.
- Ask the trustee for a written reinstatement amount.
Gather documents
- Last two months of pay stubs or income proof; last two years of tax returns; two months of bank statements.
- Mortgage statement, hardship letter, property-tax and HOA statements.
- Any inheritance, divorce or bankruptcy paperwork that affects who owns or owes.
Decide and act
- Keep: reinstatement, repayment plan, forbearance, or modification application submitted.
- Give back: short sale or deed in lieu requested in writing.
- Sell: payoff ordered, buyer able to close before the sale date, title company engaged.
- Confirm in writing with the trustee whether the sale is postponed; do not assume.
